I'm interested in investing in waterfront property. As I've begun my search for the perfect piece of land to live out my waterfront dreams, I keep coming across the term "riparian rights." Can you explain riparian rights and how they might affect how I intend to use the land? What expectations should I have as someone who's never invested in this type of property before?

Dear Riparian,

Riparian areas are the sensitive areas on a property that are typically on the edge of rivers and ponds. These areas usually hold a higher water table and can be challenging to build on, if you can do it at all. There may also be other regulations, such as being unable to remove trees or build roads. Depending on the state, challenges may include potential setbacks from the waterway and septic system approvals if you decide to build. If you intend to build on your new purchase, I suggest having an engineer consult with you once you find the right property.
