Dear Vinny,

Can I list my property if the home is winterized? We are considering selling, but I'm wondering what the next steps are. How does having a home that's been winterized affect my ability to sell? What preparations and considerations should I be aware of to ensure it still appeals to potential buyers and doesn't affect or slow down the sale process?

Dear Winter,

Listing and showing your property while winterized shouldn't impact potential buyers until it is time for the inspection process to begin. I have sold a handful of winterized properties, and in my experience, the buyer and home inspector will ask for the water to be turned on for a proper inspection. The only risk you run is that you must re-winterize the property if you turn everything on and the deal falls through. Risk vs. reward, in my opinion; if you don't want to deal with the hassle, I would wait until spring/summer to bring your property on the market.
