It is typical for a ranch to accumulate years of old equipment, dwindling buildings, and, honestly, just lots of junk you never know when you might need while living the ranching lifestyle. If you are considering selling the ranch, now is the time to get busy hauling this stuff off the property. The less cluttered a ranch is, especially around the homesites, the better it will show. First impressions are everything. Investing the time in cleaning things up will typically pay dividends in the sale. Old fallen or falling buildings and dumps are also great places to invest time and energy to enhance the overall visual appeal of your ranch. I have listed several ranches where the sellers started preparing the property for sale years in advance. In my experience, because of the pre-planning, once we took these ranches to market, they sold themselves and typically very quickly.
