I am embarking on my landownership journey, and I'm in the early stages of looking for properties (aka just browsing brochures online). I've noticed many properties mention BLM land. As a first-time land buyer, how do I utilize Bureau of Land Management (BLM) land? What should I know about accessing or using BLM land for recreational purposes or potential investment opportunities, if there are any?
Dear BLM,
Bureau of Land Management, often called "BLM," is owned and regulated by the United States government. Recreation is open to all on these lands if legal public access exists. The BLM has specific use rules on how to utilize these lands; checking local regulations is always a good idea. The BLM also issues permits for outfitting and grazing on BLM lands. If you border BLM land and the ranch has grazing permits on the BLM land, this can add value to the ranch you are interested in purchasing. Regardless, if you are looking at a ranch that borders BLM, it is always wise to check in with the local BLM office to discuss the historic use of the land and any regulations/stipulations it may have on it.
