Conservation easements are under strict scrutiny governed by the Internal Revenue Service. Local and National Land Trusts have a process they must go through to amend any existing easements. This process can take months because of all the legal reviews and final approvals to ensure everything is in check with the IRS codes regulating said easement. Crafting and placing an easement on a property typically takes the same amount of time. As with anything involving the IRS, it will take time and patience to complete the process. Be patient; having it done correctly is beneficial in the long run whether you sell or hold the property.
