Dear Vinny,
My family and I live in what most people would call a crowded metropolitan area. My wife and I were not raised here, but this has become our home and the city we have chosen to raise our children. Now that the kids are getting older, we have been thinking about spending more time together in nature. What are some items to consider when looking for a property to retreat to? We want a property that also produces income when we are not there. I appreciate any help you can provide!

There are several factors to consider here. First, how much money do you want to invest in your new retreat, and how many acres do you envision? Do you want existing structures, or are you ok taking the time to build? Is water essential, ponds, rivers, or streams? The best way to start to figure out what you are looking for is to sign up for property e-blasts on several sites and narrow down what checks your boxes. Once you have done this, find a trusted broker you can start working with. An actual ranch broker should be reasonably familiar with your target regions and listings for sale in those regions. Only sometimes will a property check every box for you, but if you can get 80% knocked off your list of “must haves,” most buyers will pull the trigger. There are several ways to generate income. Leasing the hay or grass for grazing is the most common source of income, but VRBO and wedding venues can also come into play in certain instances and areas.
