I am interested in purchasing a property next to a river. However, I've noted that the area does not have existing flood maps. Given this lack of flood mapping, what factors should I take into account? What due diligence should I do to ensure this investment will be worth it?

Engaging with an engineering firm to study the area is critical to determining if your site is in a flood zone. This is especially important if you are planning to build, and the engineer can recommend feasible build sites that won’t put you in harm's way during a major flood event. You can also ask the seller and neighbors if there have ever been any major flood events and what they looked like when they happened. Best of luck with your purchase.
